Information about the building
Booking system
Laundry room, guest apartment and sauna are booked with your key tag through the booking screen in the foyer.
The shared bikes are booked in Iggy’s app, you have the instructions in your e-mail. For more questions about the booking app, send an e-mail to fastighet@iggy-hyreshus.se
Electricity
Electricity is measured individually and added to your rent bill, as a specified post. You do not have to make an individual agreement.
Storage
In your contract it is written where you have storage. You are responsible for what is in you storage. Don’t put things outside your storage space. As a tenant you can be charged for the removal of belongings put in the wrong place. You are to keep the storage locked with a padlock of your own.
Internet
There is internet in the apartment upon moving in, delivered by Bredband2. You cannot choose a different actor. There is a mediahub in the entrance, with incoming internet connection where you can connect directly. There are several internet sockets in the apartment that work if you connect them with the incoming internet.

Cost
Internet subscription is dealt commonly in Iggy. For 2020 the cost is 115 kr/month, added to you rent bill.
How to connect a router to get wifi
To get wifi in the apartment you need to connect a router to the incoming internet in the media locker.
In the locker there is a converter with 4 sockets for network cable (see picture)
Connect your router to the fibre converter. The 4 ports are numbered and facing downwards. Only socket no 1 and no 2 are activated.
If you have other wired units in the apartment that you want to use with network cable, you are to plug them in the socket of the router via the numbered sockets in the lower end of the media locker. Each number matches a socket elsewhere in the apartment.
The number will help you find the corresponding data outlet in your apartment, e.g.:
If you connect your TV to, for example, output 3 in your living room, you will then connect an ethernet cable from port 3 in the media locker to an ethernet port in you router. The router is still the only device connected immediately to the fiber converter.

Intercom
There is an intercom by the main entrance. When somebody calls on the intercom, the call goes to one of the cell phones added in the system.
To open the door press 5, then hang up. Du can also open the door by calling the intercom.
TV
It is up to you to decide if you want a TV subscription in the apartment. You can get digital tv, delivered online. Many companies offer this.

Hot water billing
In Iggy we use an individual measuring and billing fo hot tap water. It is billed after use and presented as a separate post on your rental bill.
If you lose a key or a tag to the building you are to report it to the caretaker on fastighet@iggy-hyreshus.se
An additional tag can be delivered to a cost of 150 kr, if you want an extra key the cost is 300 kr.
If you have lost the key, we will have to change the whole lock and you will be charged for the new one.
The payment is done through an invoice.
Emergency evacuation and fire
Following principles goes for emergency situations:
Emergency evacuation through the stairwell and out onto the street.
Lower floor: Evacuation through the stairwell and onto the street.
Upper floor: There is a separate escape-door on the upper floor. You as the tenant are responsible for keeping the door accessible.
Lower floor: Evacuation through the stairwell and onto the street.
Upper floor: There is a separate escape-door on the upper floor. You as the tenant are responsible for keeping the door accessible.
Lower floor: Evacuation directly out to the yard/street.
Upper floor: Evacuation either internally to the lower floor and out or via the ladder from the rescue service from the window towards the yard.
Plan 1: Nödutrymning sker direkt ut till det fria
Plan 2: Nödutrymning sker antingen internt ned till det nedre planet i lägenheten (via den invändiga trappan) alternativt med Räddningstjänstens stegutrustning via fönster på gården.
Lower floor: Evacuation through the stairwell and onto the street.
Upper floor: Evacuation either internally to the lower floor and out or via the ladder from the rescue service from the window towards the yard.
Lower floor: Evacution through the entrance balcony and stairwell or straight to stairwell and then outside.
Upper floor: Evacuation through a window to the platform and ladder down to the lower entrance balcony, and then on to stairwell.
Key to the evacuation window is to be either in the lock of hung up right by the window. You as a tenant are responsible to make sure the window is accessible to use for evacuation.
To open the window to evacuation mode the ventilation hatch in the upper part of the window needs to be closed.
Recycling
Recycling in kv Spårvägen
Residual waste, packaging and newspaper are sorted in underground containers. There are two stations for recycling and some extra containers for residual waste. You have access to all recycling stations in the area.
Food waste grinder
There is a food waste grinder in the sink. You don’t need to use a compst for food waste in Iggy! The grinded food waste is collected in a tank emptied by VA Syd. You can ONLY put food waste in the grinder. Any food waste that does not go down the grinder is to go to residual waste.

ReTuren
This is the upcycle/recycle station of the area. You can leave your electronic waste or hazardous waste, as well as upcycle things. This is what you can sort here:
- Electronics
- Light bulbs
- Small batteries
- Chemicals in enclosed packaging
- Bulky waste such as furniture (first Tuesday every month, 4-6pm)

Container day – first Tuesday of the month 4-6 pm by ReTuren
Come leave furniture, big paper packaging and other bulky waste. VA Syd arranges activities focused on taking care of your belongings and upcycling on these days.

You can leave clothes and smaller household articles in the upcycle corner. Give and take!
Furniture and waste
Bulky waste is not to be placed in common spaces or the courtyard. You are responsible for the removal of these items, and if you do not remove them yourself you will be charged for what you leave.
House rules
Noise
Respect your neighbours and do not make noise or play loud music. Especially between 22.00-06.00.
Smoking
Iggy is a smoke-free building. It means no smoking outside the house, on the balconies, courtyard and all common spaces as well as the apartments.
Barbecue
It is only allowed to barbecue with electric or gas grill on the balconies. Keep in mind gas grills are not good for the environment.
Waste and recycling
The tenant is responsible for sorting residual waste and remiving bulky waste by instructions given in the upper section here.
Plants on balconies
For security reasons, planting boxes hung on the railing must be on the inside of the balcony (so it cannot drop down on the street).
Stairwells and entrances
The property owner is responsible for the cleaning of entrances, stairwells and courtyard. We still need you to help us out, by keeping it tidy and safe.
Nothing is to be stored/placed in the stairwell or corridors – for fire safety reasons. We have to make sure no evacuation ways are blocked.
Your apartment
If you want to hang a planting box on the railing, for safety reasons they have to be on the inside.
The apartments on the street level with terraces on by the street have different design depending on the height over the street. Where the difference in height is bigger there is a railing, and where it is not as high there are plant beds. This is according to standards regarding the safety of housing.
Changes in the apartment
You need a written permission from the landlord to make changes in the apartment. All changes are to be professionally done. Note that you can be charged for damages if it is not properly done.

Concrete walls and ceiling
In Iggy there are both concrete walls and painted plaster walls in the apartments. You are not allowed to drill, paint or put wall paper on the concrete. You can drill and hang things on the painted walls.
Many of the concrete walls have an ELFA rail in the top end, so you can arrange with shelves, frames etc. without drilling.
Hooks for lamps are according to standard. It you want more hooks, ask the landlord for permission and make sure it is proffessionally done.
Maintenance
It is common with grease stains onm concrete walls if there is a sofa or a bed by them and you lean your head towards the concrete. These stains will not go away. We strongly recommend to use a headboard to protect the walls.
The concrete walls are also easily affected by groceries with high acidity as juice, wine etc. Wipe it off immediately.
Concrete wall in the kitchen
By the kitchen counter the concrete is treated to resist more stains.
Cleaning
Clean the concrete with water and soap (såpa in Swedish, for example linoljesåpa or tallsåpa).
Curtains and blinders
You as a tenant install and take care of any curtains and blinders.
Dishwasher
Keep in mind that you have to turn on the water to the dishwasher by the sink.

Double height windows
Curtains
In rooms with double height windows there is a wire/curtain rod to hang curtains. If you want to use another solution, make sure it is professionally done.
Blinders
You are responsable for any optional blinders.
Cleaning
We recommend you to hire a professional to clean the big windows. You can get tax deduction for this, see more below:

ELFA-system
There are rails from ELFA to mount things on the walls without drilling. Easy and flexible!
We do not complement with more rails, but it you want to install rails on additional places in the apartment you can ask for permission and then have it done professionally.

Floor
Use mats to stop the dirt by the entrance. Remember that gravel wears and damages the floor. Small pads on the furniture minimizes the risk for scratches, and liquids are to be wiped off immediately.
Cleaning
For daily cleaning dry methods are normally best, dry wiping or vacuum cleaning. For mor thorough cleaning, wipe the floor with microfibre mop.
Soap is not recommended since it can be too fatty. For tricky smaller stains we recommend Tarkett Bioclean which is to be mixed 1:20 with water and then sprayed on the stain before wiping with microfibre mop.
Food waste grinder

Kitchen cupboards and counters
Never use the counter as a cutting board – there will be marks. Never put hot pots and pans directly on the counter, use potholder.
Concrete wall in the kitchen
Over the kitchen counter, the concrete wall is treated to resust more stains and not to absorb fat.
Laundry machine
Almost all bathrooms are prepared for an optional laundry machine.
Installing your own laundry machine
If you want to install one, it is to be professionally done.
Lock – service mode
When you have an appointment with the janitor for service in the apartment, you can put your lock in service mode to make the apartment accessible even if you are not at home. Below are instructions for putting the lock into service mode:

New standard for lamp sockets in the ceiling
There is a new standard for lamp sockets in ceilings, called DCL. If you want to use older lamps you will have to change the plug or use an adapter.
Ventilation
All apartments have individual ventilation units. Here is the user manual for the unit.
The unit is located above the stove and also functions as kitchen hood. No settings can be changed by the tenant apart from the lighting and turning the kitchen fan on and off.
The filters of the ventilation unit is replaced by the tenant once a year, you will get more information about this when it is to be done.
Walls, painted plaster
You are allowed to mount things on painted plaster walls. Keep in mind what you do in the apartment should be professionally done.
The walls are painted in gray NCS S 1500-N. Sloping walls in the attic apartments are painted in white NCS S 0500-N.
